2023
Breyer Group – Phase 1, 2 & 3 – November 20th Update
20 November 2023

As a reminder, new balcony lights and painting of balcony hand – rails are being carried out by the Mybase company separate to Breyer Group works. Those works will be arranged by the concierge.

Scaffolding has now been removed from the majority of Webber St and is down to the 2nd floor on Great Suffolk St.

Southwark Bridge Road – The Aluminium silver cladding has been installed down to the 1st floor and the balcony cladding/ walls are fitted down to 2nd floor on the Southwark Bridge Rd side of the block. Balcony water proofing, insulation and floor tiles are in progress across phase 2. Scaffolding has been removed down to level 2.

Courtyard – Insulation has been fitted throughout most floors and cladding has been installed on levels 7 and 6 and around the inner courtyard area that faces the communal corridors. Balcony water proofing has been completed down to the lower floors of the courtyard and scaffolding has been removed from level 7. The scaffolding has been removed from the top 3 levels of the inner courtyard- the mostly glazed area and the remainder of this scaffolding will be brought down first to allow extra light into the corridors and flats.

Breyer Group – Phase 1, 2 & 3 – October 26th Update
30 October 2023

A letter has recently been issued by MIH to all leaseholders giving information on an updated programme and time frame, so look out for that if you have not received it yet. Also, new balcony lights and painting of balcony hand- rails are being carried out by the Mybase company and arranged via the concierge. These are separate to our works.

Southwark Bridge Road- The Aluminium silver cladding has been installed down to the 1st floor and the balcony cladding/ walls are fitted down to 3rd floor on the Southwark Bridge Rd side of the block. Balcony water proofing, insulation and floor tiles are in progress across phase 2. Scaffolding has been removed down to level 3.

Phase 1 – Scaffolding has been removed along half of the Webber St elevation and is down to the first level of the block in other areas and level 3 on the Great Suffolk St side.

Phase 2 – The Aluminium silver cladding has been installed down to the 1st floor and the balcony cladding/ walls are fitted down to 3rd floor on the Southwark Bridge Rd side of the block. Balcony water proofing has reached the lower levels. Balcony insulation and tiles have been completed down to level 4. Scaffolding has been removed down to level 3 along to the mid-point on Southwark Bridge Rd.

Phase 3 – Cladding back-round works are in progress on lower levels around the courtyard. Insulation has been fitted throughout most floors and cladding has been installed on levels 7 and 6.. Balcony water proofing is being done through the mid- floors of the courtyard and some scaffolding has been removed from level 7.

4 September 2023

Saturday working- from 9AM until 2PM will begin again from Saturday 9thSeptember.

Phase 1 – Scaffolding has been removed down to level 1 of the block on the Webber St side and level 3 on the Great Suffolk St side.

21 August 2023

Phase 1 – Scaffolding has been removed down to level 1 of the block on the Webber St side. Balcony surface insulation and tiles have been laid to most balconies across phase 1.

Phase 2 – Cladding has started being fitted to the top 3 floors on the Southwark Bridge Rd side of the block. Balcony water proofing has reached the lower levels. Balcony insulation and tiles have been completed down to level 5.

Phase 3 – Cladding back-round works are in progress around the courtyard. Insulation has been fitted throughout most floors of the courtyard. Cladding has been installed on level 7. Balcony water proofing has started on the top levels.

Please note: There will be no Saturday working for the next 2 weeks due to rail strikes.

Breyer Group – Phase 1, 2 & 3 – August 1st Update
2 August 2023

Please Note: Beginning from 5th August- the site will be open on Saturdays from 9AM- 2PM.

This will be for a number of weeks to allow extra progress to be made and is in-line with working hours allowed by Southwark Borough Council. The works will be external only, no internal works will be done during this time and no access to resident’s properties will be needed.

Below is a summery of the current situation of the work in each phase.

Phase 1 – (including Webber St and Great Suffolk St facing properties) Scaffolding has been removed down to level 3 of the block on the Webber St side. Balcony surface insulation and tiles have been laid as far as level 2 of the block working their way to the lower levels. Balcony water proofing is in progress and will shortly be starting on Level 1 on this phase.

Phase 2 – (Including Southwark Bridge Road facing properties) Cladding has started being fitted to the top 3 floors on the Southwark Bridge Rd side of the block. Balcony surface insulation has been laid down to level 4. Balcony water proofing has reached the lower levels.

Phase 3 – Cladding back-round works are in progress around the courtyard. Insulation has been fitted throughout most floors now and cladding has been installed on level 7.

Phase 1 property owners have recently been emailed a form directly from our easy bop system and we request that you take a few moments to complete the form and send it back over the next couple of weeks. Please remember to sign the form and ensure it is showing the correct property address before sending it. Many thanks.

Internal vent works have now reached the middle levels of the courtyard. Once you receive the letter giving the start date for the works, please try to be available to give access or contact us to arrange an alternative date.

Phase 1 – Scaffolding has been removed down to level 3 of the block on the Webber St side. Balcony surface insulation and tiles have been laid as far as level 2 of the block working their way to the lower levels. Water proofing is in progress and will shortly be starting on Level 1 on this phase.

Phase 2 – Cladding has started being fitted to the top 3 floors on the Southwark Bridge Rd side of the block. Balcony surface insulation has been laid down to level 4. Balcony water proofing has reached the lower levels.

Phase 3 – Cladding back-round works are in progress around the courtyard. Insulation has been fitted throughout most floors now, as seen in the attached photo. Cladding has been installed on level 7.

6 July 2023

Phase 3 – fitting insulation and other cladding back-round works are in progress around the courtyard. Some cladding has been installed at high level. Internal vent works are at the mid-floors of courtyard facing properties. When you receive your start date letter, please try to be available or contact us to arrange an alternative date.

21 June 2023

Phase 1- Scaffolding has been removed down to level 4 of the block on the Webber St side. Balcony surface insulation and tiles have been laid as far as level 3 of the block working their way to the lower levels. New Cladding has now been installed across phase 1 as shown in the photo.

Phase 2- Cladding has started being fitted to the top 4 floors on the Southwark Bridge Rd side of the block and balcony water proofing on the lower levels. Balcony surface insulation and tiles have been laid on the top floor.

Phase 3- fitting insulation and other cladding back-round works are in progress around the courtyard, with new Parapets also being installed around the roof edge. Internal vent works have now reached the upper floors of courtyard facing properties. Balcony surface insulation and tiles have been laid on the top two floors of the block working their way to the lower levels as seen in the above picture. New Cladding has now been installed across Phase 1.

Phase 2- Cladding has started being fitted to the top 3 floors on the Southwark Bridge Road side of the block and balcony water proofing on the lower levels.

Phase 3- Fitting insulation and other Cladding back-round works are in progress around the courtyard, with new Parapets also being installed around the roof edge.

Breyer Group – Phase 1, 2 and 3 – April 25th Update
25 April 2023

All other general enquiries not related to the cladding replacement works should be directed to the Concierge or MIH building management in the usual way.

Phase 1- Some scaffolding has been removed from the top level of the block on the Webber Street side. Balcony surface insulation and tiles are currently being laid on the top two floors of the block working their way to the lower levels. The majority of the new Cladding has now been installed across Phase 1. Both types of new Cladding can be seen in the above picture.

Phase 2- Cladding has started being fitted to the upper floors on the Southwark Bridge Road side of the block and this will work its way to the lower floors over the coming weeks.

Phase 3- Fitting insulation and other Cladding back-round works are in progress around the courtyard, with new Parapets also being installed around the roof edge.

Breyer Group – Phase 1, 2 and 3 – March 13th Update
13 March 2023

Phase 1

Façade cladding panels are being installed throughout all levels of phase 1. Balcony water proofing and insulation is making good progress.

Phase 2

Cladding back round works and water proofing works are ongoing across this phase. Some new cladding panels have begun to be fitted and large areas of insulation have been installed through this phase, as shown in the attached picture.

Phase 3

Cladding back round works, including fitting of insulation are in progress on this phase.

Breyer Group – Phase 1, 2 and 3 – March 6th Update
6 March 2023

Phase 1

Façade cladding panels are being installed throughout the upper levels of phase 1, as shown in the attached picture of newly installed “Hardie Plank” which are a better finish than previously, due to them being close fitted, protecting the insulation behind them. Balcony water proofing is making good progress. Some work has started to remove the top level of scaffolding from phase 1 in early March.

Phase 2

Cladding back round works and water proofing works are ongoing across this phase. Some new cladding panels have begun to be fitted.

Phase 3

Cladding back round works are in progress on this phase.

Breyer Group – Phase 1, 2 and 3 – February 28th Update
27 February 2023

During a recent weekend, individuals believed to have exited a flat, were seen using the scaffolding to exit the block. As a reminder, no residents should be on the scaffolding at any time. Please ensure your family and visitors to the block are aware of this. Anyone choosing to climb onto the scaffolding will be doing so entirely at their own risk.

Phase 1

Façade cladding panels are being installed throughout the upper levels of phase 1, as shown in the attached pictures. The black panels which are “Hardie Plank” are a better finish than previously, due to them being close fitted, instead of spaced like the previous panels, which allowed weather to degrade the insulation. Balcony water proofing is making good progress and balcony tiles will start to be laid over the next few days. The top level of scaffolding should be removed from phase 1 in early March.

Phase 2

Cladding back round works and water proofing works are ongoing across this phase. Some new cladding panels have begun to be fitted.

Phase 3

Cladding back round works are in progress on this phase.

Dealing with Condensation

Condensation is the most common cause of dampness in a home. It occurs when warm air inside a building meets a cold surface, such as a wall, window, or even furniture, and leaves drops of water behind.

Most of the condensation is caused by a lack of ventilation and can cause dampness and mould growth in your home. You are responsible for repairing, removing, and preventing condensation. Condensation can occur in any home. You can take steps to prevent it.

What condensation can do to your home

As a result of condensation, mould can grow on walls, furniture, and soft furnishings (for instance, curtains). It can even rot wooden window frames and damage plasterwork. Damp conditions can also increase the number of house mites.

Mould and house mites can worsen breathing conditions like asthma and bronchitis, so you should control condensation in your home.

How to control excess moisture

  • Close kitchen and bathroom doors to prevent steam from going into other colder rooms.
  • Open kitchen and bathroom windows when cooking or washing so steam escapes or use an extractor fan. Check to ensure your extract fan is operational. Leave these on for a while after you have finished cooking or washing.
  • Open some windows in other rooms for a while each day and open any trickle vents in your window frames. This allows a change of air.
  • Wipe down surfaces where moisture settles to prevent mould from forming.
  • Do not block air vents and allow air to circulate around furniture and in cupboards.
  • Do not use bottled gas heaters – the gas produces a lot of moisture.

Tips to produce less moisture

  • Hang your washing outside to dry if possible, or in the bathroom with the door closed and the window open or the extractor fan on.
  • If you use a washing machine or tumble dryer, make sure it is vented to the outside.
  • When filling your bath, close your bathroom door, run the cold water first and then add hot. It can reduce up to 90% of steam from the water.
  • When taking a shower or a bath, turn on your extractor fan.
  • Always cook with the pan lid on and turn the heat down once the water has boiled.
  • Cover fish tanks.
  • Remember that houseplants and pets also produce moisture.

Keep your house warm

  • Take steps to prevent heat loss.
  • Maintain low background heat when the weather is cold or wet. This doesn’t necessarily cost more than switching it on and off.
  • Keep your home ventilated.
  • Remember to close the doors and ventilate the room when bathrooms and kitchens are in use. When these rooms are not in use, it’s important to keep air circulating around your home.
  • Open interior room doors, allowing air to circulate throughout your home when not washing or cooking.
  • When cooking, washing up or washing by hand, use your cooker extractor hood or fan if possible, and open windows.
Breyer Group – Phase 1, 2 and 3 – January 11th Update
11 January 2023

Phase 1

Roof parapet works are in progress and will work its way around toward phase 2., Cladding install is progressing.

Internal fire collars will need to be fitted around drainage pipes within the wall in selected properties. This is due to the pipes going into the building through the fire barriers and then running through internal boxing, or in some cases- running above ceilings. If you home is one of the properties that has a pipe running internally, we will contact you individually to arrange for this to be done.

Phase 2

Cladding back round works are ongoing, roof parapets works will begin on phase 2 as they move around from phase 1.

Phase 3

Currently being surveyed for cladding back round installation, CP board changes are continuing across the phase.

Breyer Group – Phase 1, 2 and 3 – December 13th Update
13 December 2022

Please be aware that the site will be closed between Friday 23rd December 2022 and Tuesday 3rd January 2023. There will be no Breyer operatives on site or on the scaffolding during this time. Please remember that no members of the public are allowed on the scaffolding at any time. If you are planning to have visitors during the time the site is shut down, please remind them that the scaffold should not be accessed for any reason. The scaffold is alarmed and there are CCTV cameras and motion detectors throughout the site.

Breyer Group – Phase 1, 2 and 3 – December 5th Update
5 December 2022

Phase 1

Cladding back ground ongoing to main facades. Fire barriers and cladding brackets are also progressing on concrete slab areas. The new cladding panels have now arrived on site for both the main facades of the building and the balcony walls. These will soon start to be installed from the 7th floor of the building, working down toward the ground floor.

Phase 2

Cladding back-round and construction of the new “upstands” on the balcony edge is ongoing across this phase. Balcony water proofing is also ongoing across the phase.

Phase 3

Balcony waterproofing works are taking place in the courtyard during this week. As previously mentioned, this creates a strong smell, so if you are leaving your home, we would advise you to close windows and trickle vents to minimize the smell that enters the building.

Sheathing board installation is ongoing across this phase.

Breyer Group – Phase 1, 2 and 3 – November 28th Update
28 November 2022

Phase 1

Cladding background ongoing to main facades. Fire barriers and cladding brackets are also progressing on concrete slab areas. Additional areas of Aluminum cladding have been installed.  Remaining properties having vent works on phase 1 are now in progress.

Phase 2

Cladding background and construction of the new upstands on the balcony edge is ongoing across this phase. Balcony water proofing is also ongoing. Please note: Internal vent works will begin on phase 2 in January 2023. Properties will receive individual letters giving more information including the start date. If you live in the property and cannot make the given dates, please contact us and inform us of that asap. For owners who live remotely, please can you arrange for tenants/ agents to provide access, this will avoid any delays to the internal works.

Phase 3

Balcony waterproofing works are taking place in the courtyard during this week. As previously mentioned, this creates a strong smell, so if you are leaving your home, we would advise you to close windows and trickle vents to minimize the smell that enters the building.

Sheathing board installation is ongoing across this phase.
